INSTRUCTIONS FOR EVICTION NOTICE 

(Per RCW 59.12.030, RCW 59.12.040, and RCW 59.08.057)

PREPARING THE NOTICE

  1. Include Rent, Utilities and Recurring Charges (Insurance, Pet Fees)

  2. Do NOT include Late Fees. Do NOT include security deposit or damage deposit.

  3. Write the FULL name of ALL known adult occupants. Write in the complete address of the property.

  4. Sign at the bottom and write in the address where rent is supposed to be sent. The landlord should have a Washington address.

SERVING THE NOTICE

  1. First, MAIL COPIES. I recommend mailing BOTH regular first class and certified.  Mail from within the same county as the property.  Mail a separate copy for EVERY named adult occupant, PLUS an additional copy for “All other occupants”

  2. Second, KNOCK on the door. If an adult occupant answers the door, you can hand them the notices.  Hand a separate copy for EVERY named adult occupant PLUS an additional copy for “All other occupants”

  3. If no adult occupants answer the door after KNOCKING FIRST, then you can POST the notices on the door.  Take a picture of the posting.  Post a separate copy for EVERY named adult occupant, PLUS an additional copy for “All other occupants.”
